01Living at CityCampus+
What is included in the room?+
Rooms come with a bed frame, a study desk and chair, and a closet for storage. Co-housing rooms come with a sink, comfy rooms come with an ensuite bathroom (with a sink, toilet and shower). Studios come with a kitchenette, including a hob, sink and cabinets.
Is parking available for residents?+
We have a parking garage with spaces rented out via BPark.
Can I personalise or decorate my room?+
Yes! You are welcome to personalise and decorate your room to make it feel like home. Small decorative items such as photos, plants, posters, cushions, or desk accessories are all perfectly fine. We simply ask that any changes are temporary and do not damage walls, furniture, or fixtures. Permanent alterations — such as repainting, drilling, or removing/adding built_in elements — aren’t allowed.
If you’re unsure whether something is permitted, your local residence team will be happy to help.
Are pets allowed?+
No, pets are not allowed.
Is internet included?+
Yes, internet is included. It is covered through the monthly EGWI fee, which you pay together with your regular rental charges.
Are there community events for residents?+
Yes! CityCampus has a dedicated community manager and we organise events designed to help residents connect, relax, and make the most of their student experience. These may include social gatherings, welcome drinks, cultural activities, sports events, workshops, and seasonal celebrations. All events are created to foster a sense of community and make it easy to meet new people.
Are utilities included in my rent?+
Utilities are accounted for separately to your rent and are a fixed monthly rate. The following utilities are included:
- Water
- Electricity
- Gas
- Weekly Cleaning of the common areas
- Wifi
Is bike storage available?+
Yes, bike storage is available. There are two shed areas on each corner of the building with plenty of space.
Can I change rooms after moving in?+
Please contact the local team to check if this change is possible. We cannot guarantee availability, and a fee may apply.
02Booking+
How far in advance can I book accommodation?+
We open bookings on a rolling basis. Most of our students start at the beginning of the school year in September, and these bookings are typically made 4–5 months in advance. However, we accept bookings throughout the year according to availability.
Can international students book a room?+
Yes, absolutely—international students are more than welcome at CityCampus! With students from around 90 nationalities living across our residences in eight different countries, CityCampus offers an international environment where you can meet new people, make friends from all over the world, and feel at home from day one.
Is a deposit required?+
Yes. The deposit is the equivalent of two months rent (excluding utilities) and must be paid before your contract start date.
The deposit will be refunded within two months after the end of the contract, provided that the room is left in good condition and everything is in order.
What documents do I need to complete my booking?+
You’ll need to provide:
- A copy of your passport, or a local ID card if you are an EU national
- A university acceptance letter, or a copy of your student card if you’re already enrolled
- Details of a guarantor and proof of funds
What happens after I complete my booking?+
After you submit your reservation form, our local team will contact you within 24 hours with an overview of the available rooms, along with any additional information you may need. If you’d like to visit the residence, scheduling an appointment is always possible. Once you decide to take a room, we’ll request a few personal details from you so we can prepare your rental agreement. After that, you’re all set to move forward with your booking!
Who can live in CityCampus student housing?+
Students from all backgrounds are welcome at CityCampus. If you are 18 years or older and enrolled in a full-time or part-time study programme, you can make a reservation and join our student community.
How do I book a room?+
We would love to have you as our resident! Go to our reservation page and navigate to the student portal to get started. The portal will take you step by step through the information we need to review your application.
How long are CityCampus tenancy agreements? What is the duration of my contract?+
In Belgium, standard tenancy agreements are typically 12-month contracts. We give priority to these full-year agreements. However, shorter stays can be accommodated depending on availability. If you’re interested in a shorter term, please reach out via the contact form on our website.
Do I need to be a full-time student to book a room?+
No—you don’t have to be a full-time student to live with us. Both full-time and part-time students aged 18 or older are welcome. As long as you are enrolled in an accredited study programme and have proof of enrolment, you can book a room and become part of our student community.
Can I register my domiliation at CityCampus+
If you are a non-Belgian, then yes you can register your address with us.
Can I visit the campus?+
You may choose to visit our residence by appointment, during the week, using our bookings page. We have open days every week on Mon 16:00, Wed 14:00, Fri 11:00.
We don't currently offer online viewings.
03Moving In+
Are bedding and kitchen items included?+
No. Bring your own bedding, towels, cookware, crockery, and cutlery. However, the communal kitchens include the utensils needed to cook in the shared space.
When can I move in?+
You may move in during office hours from the official start date of your contract. If you expect to arrive outside office hours, contact the local team in advance for approval. Detailed arrival instructions will be sent a few weeks before your tenancy begins.
Is my room furnished?+
Yes. Each room includes a bed frame without a mattress, a desk, a chair, and a wardrobe. Co-housing rooms also include a sink, Comfy Rooms have an en-suite bathroom with a sink, toilet, and shower, and studios include a kitchenette with a hob, sink, and cabinets.
What should I bring with me when moving in?+
Bring your own mattress if you have not purchased one through CityCampus, as well as bedding and towels, because these are not provided. You can purchase other items through CityCampus’s partnership with Menada.
Will there be staff available when I arrive?+
If you follow the detailed check-in and move-in procedure sent a few weeks before your lease starts, the local team will be available to assist you during regular office hours.
What should I do if I arrive outside office hours?+
Detailed move-in and check-in instructions will be sent a few weeks before your lease begins, including information about collecting your key or gaining access. If you expect to arrive outside office hours, contact the local team in advance for approval. They will confirm whether an out-of-hours check-in is possible and explain any additional steps.
Can I move in earlier than my contract start date?+
Moving in before your official contract start date is generally not possible. Your room will be available from the date stated in your lease agreement. If you have special circumstances, contact the local team. They can check availability, but an earlier move-in cannot be guaranteed.
04Payments and Contracts+
What payment methods are accepted?+
CityCampus uses Rentio to manage rental agreements and payments. You will receive a payment link each month.
What happens if my payment fails?+
You are responsible for keeping your payments up to date. If a payment fails, contact the CityCampus team so they can help you resolve the issue as soon as possible.
Can I terminate my contract early?+
Student leases in Belgium normally run for a fixed term of 12 months and end automatically on the contract’s end date. Early termination is legally allowed if you stop your studies, a parent or person responsible for your rent dies, or you lose your visa or residence permit. These situations require two months’ notice, starting on the first day of the following month. In all other cases, early termination is only possible if CityCampus agrees to a transfer.
What is included in the rent?+
Your monthly payment includes the base rent and utilities: electricity, gas where applicable, water, and internet.
05Security and Maintenance+
Who do I contact in an emergency?+
Contact CityCampus staff during office hours. Outside office hours, call the emergency line for assistance. Both contact details will be provided when you check in.
What should I do if something breaks in my room?+
Report the problem to CityCampus staff. The team will assess the issue and arrange the necessary maintenance or replacement. Repair costs may apply if the damage was caused by misuse or is not considered normal wear and tear.
06Moving Out+
Do I need to clean my room before leaving?+
Yes. Remove all your belongings and leave the room clean and in good condition.
When do I need to move out?+
You must move out on or before the last day of your contract. Remove all your belongings and leave the room in good condition by that date.
Can I move out earlier than my contract end date?+
Yes, but you remain responsible for paying rent until the official end date of your contract. Moving out early does not shorten your agreement or cancel your financial commitment. If your circumstances change, contact CityCampus staff for advice about the available options and next steps.
What is the move-out process?+
A room inspection will take place before you leave. Refundable amounts, such as your deposit, will be processed based on the condition of the room, furniture, and equipment. A few weeks before your contract ends, you will receive an email with detailed instructions about the inspection and move-out procedure.
